Project summary

Whilst Sustainable Home Noosa will be slightly larger than other houses in the Program, it has been targeted and designed appropriately for the Noosa market. The focus has been to design a house that incorporates advanced sustainability features, while addressing the expectations of this particular market segment.

Sustainable Home Noosa will be located in a new environmentally-sensitive land subdivision in the Lake Doonella catchment area. This 647m 2 allotment has been chosen because of its north orientation and close proximity to the parkland reserve and Lake Doonella. The site falls just over 0.8metre, and the home will have views down Morinda Circuit to the park.

Estate
The Doonella Noosa estate is located off Beckmans Road , Noosaville. It represents one of the last substantial undeveloped parcels in urban Noosa.

The site, while in need of intervention and management to ensure its ongoing environmental function, is nevertheless important to those who live in the area and is an integral part of the Donnella Lake environment, an environment that to date has experienced significant impacts from urban development.

The control of development of this site begun at the earliest of stages of design through detailed ecological assessments outlining significant existing trees to be retained. ‘Finger-like’ vegetation corridors have also been retained throughout the proposed subdivision to integrate the built form with its natural environment.

Sustainable Design features

Ventilation
Optimising local breezeways for natural cooling, as well as daylighting, will reduce excessive radiant heat. Windows are positioned to enhance cross-ventilation, and are combined with effective shading and wall insulation to achieve thermal comfort indoors, thereby minimising energy consumption.

Heating and cooling
All spaces within the house will achieve high levels of passive comfort which should reduce the need for artificial heating or cooling. Living spaces are designed to stay within the comfort range throughout the year.

Fixture selection
The use of AAAA water-rated fixtures is expected to provide a 40% reduction in water use.

Rainwater use
Rainwater will supply the washing machine, hot-water system and toilets.

Construction type

Floors
Concrete slab to a portion of the ground floor (garage, wet areas, entry, guest bedroom and media room) with the remaining floors cold rolled steel framing. Hardwood timber floors to living areas and tiles to wet areas.

Walls
North east view. Steel framed walls with lightweight cladding, including panelised systems. 

Roof
Timber frame with roof sheeting.

Internal environment

A central circulation spine will allow natural daylight and ventilation to penetrate the centre of the house.
